to the other end of Slovenia we are selling
a beautiful house in a sunny location. This
house to all of us was a beautiful, worm and
friendly home, safe and comfortable shelter.
We are so sad that we have to go on this
route alone, because the house,
unfortunately, can not go with us. So it is
looking for new, caring owner.

The house is located in a quiet, newer
village in Pesnica at Maribor, just a
stone`s throw from the capital Maribor and
the Austrian border. Location gives you
privacy, meanwhile you are close to the bus
link to the Maribor, trainstation, primary
school, kindergarten, municipality, shops,
post office, medical center, a pharmacy, a
library, a health clinic, a dentist and
other necessary infrastructure. Motorway
connection Ljubljana - �entilj is only 2.5
km distanced, Maribor railway station 7 km,
Austrian border crossing �entilj 9 km and
the center of Graz it`s just about 30
minutes away.

Atrial three-storey of the house were built
in 1998. Semi-basement rooms, one bathroom,
laminates of two rooms and an outdoor
terrace were constructed in 2009/10. In 2010
the entire roof was replaced. At the end of
2014 new laminates were laid in semi-
basement.

House area of 320 m2 situated on the fenced

7.5 m2), room with oil tank (3.5 m2) and
small pantry (cc. 1.5 m2). From semi-
basement there are staircase that leads to
the ground floor and the places are
separated by the door.

In the ground floor there is a large
entrance hall (cc. 19 m2) with a door, a
separate passage in semi-basement and an
open staircase in the atrium. In ground
floor there is also a room (cc. Of 10.5 m2)
and bathroom with shower, built-in toilet
and bidet (cc. 9.5 m2). The main room of the
ground floor is a large (cc. 47 m2), very
bright kitchen connected with dining room
and living room, which has exit to 6,10 m2
open balcony.

On the first floor is a large bright atrium
( m2), bathroom with tub and built-in-
toilet (cc. 9 m2), room (cc. 14 m2) which
can be mounted to a kitchen (has all the
connections) and two large rooms (cc. 18.5
m2 and 28 m2). From the first floor it can
be made a separate apartment (because of the
kitchen connections and floor central).

The house has a 107 m2 surface area, and
each floor has a useful living area between
85-90 m2.

Due to relocation closer to the Gorenjska we
are also prepaired to exchange house for a
similar property in the vicinity of
Ljubljana or Gorenjska.
